Design/Build and a creative approach to contracting

The Berkeley/Oakland community has been long been associated with social change.   We all remember the free speech movement and the anti-war protests of the 60's either from personal experience or the newsreels.   We still feel it's ongoing impact today in the area's unique approach to governmental, civic, and ecological responsibility.

The impact this revolution has had on the construction industry may not be as well documented, but it too reflects the area's unique social fabric.   Some of the most innovative and forward-thinking construction practices have sprung from the heart of our community and have had nationwide influence over our industry.   The owner/builder approach to construction management is one such trend that originated here.   Other approaches to the construction process include DIY (do-it-yourself), BIY (buy-it-yourself), design/build, the "negotiated bid" (or price-planning), and the cost-plus: not-to-exceed contract.

Many homeowners have discovered, to their dismay, they could not afford both the services of an architect and the cost of remodeling their kitchen or bath.   Those who embarked upon the remodeling process alone (DIY) often ran into snags or found that the end results were less than they had hoped for either functionally or aesthetically.   Hence the advent of BIY.   However, the lack of professional input was often still felt.   Homeowners who have engaged professional designers frequently commissioned designs which exceeded the budget established for construction.   They were forced to return to the designer for new plans that they could afford to build and had to put the job out to bid one more time.

Homeowners are becoming more aware of the value of including a contractor in the early phases of the design process and construction companies are beginning to undertake more design work in addition to actual construction.   However, homeowners sometimes still face adversarial relationships with construction service providers, dreading the anticipated wasted time and money, anxiety, poor communication, construction defects, even litigation.   Assurance of satisfactory completion at the outset has much to do with "checking out" the companies interested in performing the work.   After a contractor has passed those tests however, a positive experience in remodeling has to do with how relationships are conducted by all parties concerned.
